GMI Property Group, a leading Pretoria-based developer renowned for pioneering rural retail projects, announced its landmark Bronkhorstspruit Mall development. Set to become the premier retail and community hub for the greater Bronkhorstspruit area, the project combines rigorous market research, mobile movement analytics, and inclusive design principles to address fragmented retail offerings and stimulate economic growth.

Spanning approximately 30,000m² of gross lettable area (GLA) in its first phase, Bronkhorstspruit Mall will strategically unite national retail anchors currently dispersed across the town’s CBD. Situated on Portion 17 of the farm Nooitgedacht, the development is informed by two years of mobile movement and credit card spend information data, highlighting strong local retail loyalty and opportunities to reduce spending outflow.

GMI Property Group Unveils Bronkhorstspruit Mall Development to Redefine Regional Retail

Key insights include:
Expansive Catchment Reach: Serving the Bronkhorstspruit Central Place Catchment (CPC), encompassing over 164,000 residents and 47,600 households, with targeted accessibility for neighbouring areas such as Rayton and Ekangala. Strategic Location: High-visibility positioning along the busy R25 arterial road, bolstered by planned infrastructure upgrades—including a new traffic light at Botha Street and the R25 —to improve accessibility and safety.
 
Inclusive Economic Model: Catering to all income brackets, with 50% of households in the catchment classified as lower-income, ensuring the mall becomes a unified destination for diverse community needs.
The development introduces vital amenities to Bronkhorstspruit East, including drive-thru facilities and a dedicated taxi rank, enhancing convenience for shoppers and commuters.
 
Complementary infrastructure enhancements, such as road surfacing and strategic signage along the R25 corridor, will further improve connectivity.

Despite existing retail provision, Bronkhorstspruit lacks a consolidated, modern shopping destination.
 
The mall aims to:
Retain Local Spending: Capture a large portion in annual retail expenditure currently diverted to Pretoria and surrounds. Expand Retail Offerings: Introduce brands new to the area, anchored by major tenants such as Shoprite, Checkers, Woolworths, Clicks, Build It, and PnP Clothing. The mix will feature brands from the Mr Price, Pepkor, and Foschini groups, alongside banking services from Capitec, FNB, Absa, and African Bank. A vibrant food court will include sit-down options like Mugg & Bean and Spur Steak Ranch, alongside fast-food outlets such as Hungry Lion and Debonairs Pizza. Homeware and furniture offerings will span Pep Home, Mr Price Home, Checkers Outdoor, and Crazy Plastics. Drive Economic Resilience: Generate over 600 employment during and a further 700 permanent post-construction employment opportunities, prioritising local recruitment to bolster community livelihoods.
Phase 1, scheduled for completion on 30 October 2025 with exciting activations and specials. Subsequent phases will adapt to tenant demand and evolving community needs.
